Hallam Land is preparing an outline planning application to South Derbyshire District Council (SDDC) for up to 75 new family homes on land south west of Mount Pleasant Road in Repton.
In addition to new high-quality family homes, the proposals include delivering 23 homes affordable homes (30%), creating more formal high-quality public open spaces for new and existing residents, generating biodiversity enhancements and maintaining and improving walking routes.

What is an outline planning application?
An outline planning application agrees the principle of development on a site. That’s why you may not see the level of detail in the plans you would expect. If an outline planning application is granted planning permission, this must be followed by a reserved matters submission showing more detail, which will be determined separately by the Council.
As part of this outline planning application for up to 75 new homes, Hallam Land is seeking approval for the access only. All other matters including layout, scale, appearance and landscape are reserved for subsequent approval as part of any future reserved matters planning application.
Why does Repton and South Derbyshire need more homes?
South Derbyshire District Council is required to bring forward sites for housing to meet its needs and has identified Repton as a key service village. Alongside urban areas like Swadlincote and the peripheries of Derby and Burton-upon-Trent, Repton is a focus area for growth.
Repton is well connected to the regional road network located in close proximity to the A38 which connects the site to Burton (8 km) and Birmingham (55 km) to the south and west, and Derby (16 km) and Nottingham (42 km) to the north and east. Junction 24 of the M1 is located 22 km to the east offering connections to the wider motorway network. East Midlands Airport is located 21 km to the east of Repton.
Repton village centre, which is within a 10-minute walk and 3-three minute cycle from the site, is well-equipped with existing services that make it an attract place to live, including a primary school, public house, local park and recreation area, bus stop, medical centre, dental practice, nursery, and the village centre which hosts of range of local shops and facilities including convenience retail and restaurants.
