  • 23 (30%) of the 75 homes delivered as part of the proposals will be affordable housing. The size and tenure of the affordable homes will be decided in consultation with officers at South Derbyshire District Council during the determination process. 

  • No, the site is not in the Green Belt.

  • Any planning permission will be required to make financial contributions towards services such as local schools and healthcare facilities, if requested by the planning authority. This will be discussed with the council and other consultees through the application process, and any necessary contributions can be secured through a Section 106 legal agreement. 

  • Vehicular access to the site will be provided via Mount Pleasant Road at the midpoint between Springfield Road and Holloway. This provides a minimum of 80 metres between each junction and double-yellow lines will be provided to prevent on-street parking obscuring visibility. 

  • The existing Public Rights of Way through the site will be retained, enhanced and incorporated into the development, maintaining pedestrian connection between Mount Pleasant Road and Main Street. 

    It is proposed that the stile at the northern entrance into the Site is removed and replaced with a gate or gap to provide improved accessibility. 

  • The proposals will meet a policy-compliant mix of parking spaces for each dwelling which is as follows:  

    • 1 parking space for a one-bedroom home  

    • 2 parking spaces for a two- to three-bedroom home  

    • 3 parking spaces for a four-bedroom home  

    The parking in the proposals will focus on providing parking spaces on private drives but will also include on-street parking. The exact mix will be determined at any future reserved matters planning application. 

  • The developable area lies within Flood Zone 1, meaning that it is within an area with the lowest probability of flooding at less than 0.1% each year. To manage rainwater runoff from the development, a drainage strategy has been developed that routes the surface water via a sustainable drainage system (SuDS) and the site’s natural topography into an attenuation basin.
